How We Got Started

In 2001 we began a vacation rental business in Panama City Beach. For a few years, everything was rather informal helping a small group of friends in one condominium resort who were too busy with their work schedules, businesses and personal lives to effectively manage their vacation rental remotely. 


Every year word of mouth referrals from friends and realtors brought a few more homeowners to ECDI who were not satisfied with their own self-managing efforts or the on-site management company’s results. In early 2008 ECDI was formally incorporated. By the end of 2008, 30 homeowners had joined ECDI and additional staff was needed.     


In February 2009 two team members were added to the ECDI staff, one with 15 years of office and customer service experience and a vacation rental manager working in Panama City Beach since 1997.

Free Vacation Rental Evaluation: Every beach house and condominium is unique. Our vacation rental experts will review your home’s unique details and provide a custom vacation rental evaluation and anticipated yearly revenue. 


We only accept vacation properties on our program that are in very good to excellent condition. We ask our Owners to be aware and agree that yearly property updates are required to maintain very good to excellent condition.


Once you have signed our contract, your property is marketed under the ECDI name. This means we will not recommend any repair, change, or maintenance that we do not see as beneficial to our Guests and Your investment.
